You have had the ability to create extra charges for quite a while.
In v10.8 there will be the ability to create bulk extra charges. This means you can specify a date and description, and then enter the amount to charge each tenant.
This is useful if you have a large number of similar extra charges to create for a lot of tenants.
A new feature has been added to the mail merge facility.
You can now get the system to generate a printed date a specified number of days or weeks or months in the future. For example you might want to print a letter with a date as the print date plus 14 days. This can now be easily done in v10.8.
In the Rent Arrears screen, there is now a filter so you can filter by default inspector.
The default inspector is set on the tenant details screen. If you use this feature, you can now also only show the arrears for tenants for a specific inspector. This is useful if you have multiple property managers, and they each have responsibilities for different tenants.
A small change has been made to the NZ T41 Rent Summary report in the next release.
If the tenant has overpaid their total amount owing, the total at the bottom of the report is negative. This causes some confusion for some people, who think that a negative number indicates they still owe money, when they dont. So a new caption has been added to the bottom of the report which simply says ‘(Note – You have overpaid)’.
Another new change in the next release is changed made to tenant attachments which were originally created via the mail merge facility.
When editing these attachments, if you press the Email button it now correctly inserts the tenants or owners email address.
Also when editing these attachments, if you change the letter, you can now press the save button and save those changes.
A new change has been made to the mail merge facility. We have added the ‘Next Rent Period Period Start Date’ as a new item on tenant based letters.
A new feature has been added to the owner detail screen.
There is a new checkbox labelled Exclude from Disbursements. If this option is ticked, the owner will be excluded from automatic disbursements. Their name will also be removed from the list of available names on the manual disbursement screen.
This can be useful if some owners should not ever get disbursements. An example might be a property manager who also managed his/her own properties or maybe properties of their relatives. They could exclude those owners from disbursements.

When importing bank statement transactions, you can create rules, a bit like creating rules in Outlook.
With version 10.6 you will now be able to add a description to the rules, which should make them easier to manage.
The rules will also now be sorted, so they dont jump around when one is changed or deleted.
When you import a bank statement, in version 10.6 there will now be the ability to split a transaction into 2 or more transactions.
This can be handy when you receive a payment from a tenant which includes $x in rent and a futher $y in some sort of extra charge. During the import you can now choose to split the transaction, with the extra portion being able to be associated with a different income/expense group. You will need to enter the split value for the new transaction(s). The system will make sure the total value of the splits does not exceed the original value of the transaction in the import file, and in fact they make sure that the sum of the splits is equal to the original value.
